Guide lines we know:

1. Enquire about the property on time line, and truth of why it is being offered for sale and by whom, who is the actual owner, his power of attorney etc....

2. Get the E[ncumberence].C[ertificate]. from the area registrar office for the property documents, which contains all details of link+documents, to see who is the last legal owner of the said property.

3. If it of high value / doubt full / risky case give paper Public Notice  giving  entire details.

4. Verify whether it has good ventillation for light, water[drinking + drinage] and air.

5. Any dues and Building plan approval including that of said portion

6. Dont forget to get the property registered[If it can be] immedietly after the transaction, preferably do the transactions before the registrar. As buyer and sellers photos are takenby the registrar along with the finger prints of both seller and buyer.
